Our client, a well-respected name in the property industry, is seeking a dynamic and experienced Regional Marketing Manager to drive their commercial marketing activities within a designated region. This pivotal role exists to strategically manage and execute all regional commercial marketing initiatives, directly supporting the Sales Director in achieving sales targets and implementing the overarching marketing strategy.

Key Responsibilities:

The Regional Marketing Manager will be instrumental in managing the day-to-day marketing operations and ensuring effective promotion of new and existing developments. Key areas of focus include:

  • Marketing Activity Management: Taking full responsibility for the planning and execution of daily marketing tasks.
  • Budget Management: Operating within the agreed marketing budget set by the Sales Director.
  • Competitor Analysis: Regularly reviewing competitor advertising to inform strategic decisions.
  • Briefing and Coordination: Preparing comprehensive marketing briefs and managing the internal approval process.
  • Brand and Advertising Guidance: Providing expert advice to the sales team on adhering to brand and advertising guidelines.
  • Agency Liaison: Collaborating effectively with external partners including PR, marketing, advertising, brochure design, media booking, radio, and PPC agencies.
  • Strategic Meetings: Attending monthly/quarterly advertising and PR meetings, and working closely with sales managers on marketing strategies and campaigns.
  • Promotional Activity Coordination: Leading the marketing efforts for new site openings, re-launches, and other promotional events.
  • Media Relations: Coordinating the preparation of press statements and liaising with PR teams and internal departments to manage media enquiries effectively.
  • Social Media Management: Collaborating with the National Comms Manager on social media responses and working with Regional PR teams to develop promotional schedules.
  • Performance Reporting: Providing regular updates on regional marketing activities through board and operational reports.
  • Commercial Liaison: Working closely with the Commercial department to monitor budgets and highlight any potential cost implications.
  • Property Portal Management: Overseeing feeds, content, and performance on relevant property portals.
  • Legal Compliance: Liaising with the legal department to ensure all marketing materials adhere to regulations.
  • Initiative Roll-out: Implementing group-led initiatives as directed by senior sales leadership.
  • Digital Marketing: Managing e-campaigns and mail-shot activities.
  • Visual Asset Management: Resizing and uploading property photography for new developments.
  • Website Content Management: Ensuring the regional website content is accurate, up-to-date, and effectively presents marketing information.
  • New Development Launch Coordination: Overseeing the process of launching new developments online, involving collaboration with IT, Accounts, and Commercial teams, as well as managing the removal of information for completed developments and uploading virtual tours.
  • CRM Marketing: Developing and executing SMS and Marketing Cloud email campaigns to the existing CRM database, working with the CRM manager to target appropriate leads.
  • Opportunity Identification: Reviewing and exploring new marketing opportunities.
  • Tracking and Campaign Setup: Setting up and monitoring developments with Infinity Tracking and creating relevant campaigns.
  • Charity and Sponsorship Liaison: Managing relationships with charities and sponsorships.
  • LAF Document Support: Assisting in gathering marketing information for Local Authority Framework (LAF) documents.
  • Analytics and Recommendations: Reviewing and analysing data from marketing agencies and partners to inform future media spend.
  • Marketing Team Collaboration: Attending Marketing Managers’ meetings.
  • Brand Consistency: Ensuring regional marketing aligns consistently across all platforms.
  • Data Analysis and Strategy: Analysing marketing data and results to provide recommendations for media strategies.
  • Integrated Campaign Support: Assisting Sales Directors in suggesting integrated campaigns based on local targets.

Key Skills, Knowledge & Behaviours:

The ideal candidate will possess:

  • Excellent Communication Skills: Proven ability to produce and clearly explain written and verbal marketing information, reports, and data to regional management.
  • Strong Analytical Skills: Ability to collate and analyse market research and analytics to identify trends and successful initiatives.
  • Relationship Building Skills: A skilled relationship builder with a strong network of marketing contacts and agency suppliers.
  • Commercial Awareness: A commercially astute individual who can quickly identify market trends and interpret market research data.
  • Creativity and Adaptability: A creative and adaptable individual capable of managing multiple demands effectively.
  • CRM and Analytics Proficiency: Experience with CRM systems, ideally Salesforce and Google Analytics.
  • IT Proficiency: Proficient user of Microsoft Office Suite and Adobe Photoshop.
  • Essential Marketing Management Experience: Previous experience managing marketing activities within a busy Sales/Marketing function is essential.
  • Desirable Property Experience: Experience in a Sales/Marketing management role within the House Building or Construction sector is highly desirable.
  • Market Understanding: Solid understanding of customer and market dynamics and requirements.
  • Strategic Marketing Experience: Proven experience in developing, maintaining, and delivering on marketing strategies to meet company objectives.
  • Digital Media Analysis: Experience analysing and measuring digital media campaigns.

  • Stakeholder Management: Proven ability to build and maintain effective relationships internally (Sales, Divisional Sales & Marketing, Customer Services, Technical, Commercial, and Finance) and externally (MHL customers, competitors, PR, marketing, and creative agencies).
